The Cavite-Tagaytay-Batangas Expressway (CTBEX) project, led by the Metro Pacific Tollways (MPT), under the leadership of Manny V. Pangilinan, has been steadily advancing in its development. With a proposed investment of Php25.24 billion, this infrastructure project holds the promise to improve connectivity and to bring more convenience to the Southern Tagalog region. This groundbreaking endeavor has sparked excitement among locals as it is poised to significantly improve the way people travel.

CTBEX has a potential of becoming a public-private partnership (PPP) project in collaboration with local governments. MPT South has held the original proponent status for the project since 2018. However, the national government’s approval is still pending, according to reports in PhilStar.

Navigating CTBEX project

We’re talking about a project spanning approximately 50.43 kilometers, featuring a two-by-two lane carriageway primarily traversing rural areas in Cavite and Batangas as stated by DPWH. This major development will pass key locations such as Silang, Tagaytay, Amadeo, Mendez, Alfonso, Magallanes in Cavite, and Nasugbu in Batangas. Notably, the project includes various interchanges at strategic points like Silang, Pook, Aguinaldo, Amadeo, Mendez, Alfonso, Magallanes, and Nasugbu.

Coexistence with CBEX: Clarifying the path forward

One of the notable concerns surrounding the CTBEX project is the potential overlap with another initiative, the Cavite-Batangas  Expressway (CBEX). However, Department of Public Works and Highways Secretary Manuel Bonoan has clarified that both unique projects will proceed independently without overlapping, as reported by CNN Philippines.

CBEX, designed to stretch for at least 27 kilometers, will pass through several towns in Cavite and Batangas, including Silang, Amadeo, Tagaytay, Indang, Mendez, and Alfonso. While some alignment may intersect with CTBEX, efforts are in place to ensure their coexistence.

Impact on land values

The CTBEX project has already started to impact property values, particularly in areas near its route. MPT South president and general manager Raul Ignacio has noted that land prices tend to rise significantly in the vicinity of such major infrastructure projects. This trend is further fueled by increased awareness of the developments and their positive influence on land values, as reported by PhilStar.

Notable beneficiaries of this infrastructure boost include properties owned by Moldex Realty, such as those in Tagaytay, Indang, and Silang. These properties, including MetroGate Centara Tagaytay, MetroGate Tagaytay Estates, MetroGate Tagaytay Manors, MetroGate Silang Estates and MetroGate Indang, are poised to witness appreciating land prices as both CBEX and CTBEX projects gain momentum.

This will create a golden opportunity for Moldex properties in Tagaytay, Silang, and Indang as this will mean quicker and more convenient connections to neighboring towns and cities. This newfound accessibility will not only enhance their daily lives but also elevates the desirability of these locations. Residents of MetroGate prime subdivisions in these locations can look forward to witnessing their surrounding evolve as these areas will be magnets for urban development and growth.
